The islands of Mallorca (Majorca), Minocar (Menorca) and Ibiza have long been a favourite holiday destination with their great climate, lifestlye and tourist infrastructure. Formentara, though less known, is popular particularly with the Spanish and has some of the best beaches. From a property purchase perspective, buyers tend to avoid the over-crowded touristy parts of these islands.
Airports serve the three main islands and most places can be reached quickly and easily. Majorca is the busiest of the airport and offers more options around the year whilst Menorca tends to be very quiet over the winter.
Majorca, with its wonderful climate and diverse landscape, is by far the most popular island and long been a hot destination for those looking to buy property. There is a wide range of options available from traditional stone houses to luxury villas. The south-west and Palma old town are fashionable and the more expensive parts of the island. On the west coast, Son Vida, Deia, Valldemossa and Sollar are also sought after destinations. Santa Ponsa and Pollensa offer more affordable opportunities whilst the improved roads to the northwest and the centre of the island have led to a lot of interest. The East coast represents the best value although it’s further from the airport and can be slightly cooler in temperature.
As a result of new laws preventing any new developments being built within 25 meters of the coast, properties with a now protected sea view are at a significant premium.
Ibiza is the chic-end of The Balearics and is ever more in demand. Property prices are again on the march. Luxury modern villas in Ibiza Town can easily attract prices over €2m. The neighboring resorts of Talamanca, Playa D’en Bossa and Cala Tarida are also sought after destinations. More affordable options do exist further inland and away from Ibiza Town.
Menorca is more family-friendly, safe and easy going. Prices are more affordable here even though the weather is just as good as the other islands. For those looking for a peaceful safe-haven, Menorca might be the place for you.
